Something that may be a new step in the home buying process for those relocating here to the upstate of Greenville South Carolina is the practice of testing for Radon during our home inspections. For this particular home inspection in the above video, the buyer opted to have a radon test performed. The radon test will take about 48 hours to be completed and it tests the radon levels within the air of the home. If you are not familiar with why a radon test is necessary, radon is an odorless and invisible radioactive gas that is naturally emitted from rocks, soil, and water.

Radon can permeate your home through the rocks and soil below its foundation and over time high levels of radon could potentially cause health issues. Some levels of radon in the air is normal, but if the levels of radon in the air are too high you may want to consider a mitigation system that involves a vapor barrier and an air pump system. These mitigation systems can cost around $1,000 to $3,000 to have installed and set up. We often advise potential buyers to opt for a radon test when the home is getting inspected as the cost of getting a mitigation system installed is not costly and offers peace of mind for the buyer. If you get a high reading don’t panic! Just consult with a mitigation specialist on steps and precautions to take. 1 out of 15 homes test for elevated levels of Radon nationwide.
